Rates & Billing

Most storage companies advertise a low rate to get you in the door, then raise your rent after 3 to 6 months — once your belongings are inside and moving feels like too much trouble. We think that’s not a fair way to treat a good customer.

At Storage Xxtra, your rate is guaranteed not to go up for at least 12 months. If your rate ever does change after that, your new rate gets its own 1-Year Guarantee — so you’re always protected. We also strive to keep any increases fair and in line with current market rates for your unit size.

Yes. We send both an SMS and email reminder the day before a late fee is applied to your account. We’d rather help you avoid a fee than collect one — it’s part of how we do business.

Yes — we email you an invoice 14 days before your rent is due so you always have plenty of notice.

We accept Visa, MasterCard, American Express, and Discover. You can pay online through your tenant portal anytime.

The minimum rental period is one month. After that, rentals are month-to-month with no long-term commitment required.

Yes on both. We offer tamper-resistant cylinder locks that provide superior security over standard disc and padlocks. We also carry boxes, tape, furniture covers, and other packing supplies at most locations.

Access & Security

Gate access is available every day from 6:00 AM to 9:00 PM, 365 days a year — including holidays. If you need access outside of these hours, contact us to discuss your options.

Every facility uses computer-controlled gate access — each tenant gets their own unique access code. 24/7 digital video surveillance monitors the property around the clock, and site lighting keeps the property well-lit at all times.

Yes, at most locations. For office tenants, we can also hold or deliver limited packages to your office. Contact your location to discuss your specific needs.

Insurance

Yes — insurance is required at all our facilities. As we like to say: if it’s worth storing, it’s worth insuring.

We offer coverage through SafeLease Insurance. Policies start at $12/month for $2,000 in coverage with no deductible — which compares very favorably to standard home or renters insurance. Our team can walk you through the process when you sign up.

Commercial general liability insurance is required when leasing office space. Our team is happy to assist you in obtaining the right coverage — contact us and we’ll point you in the right direction.

Facility & Maintenance

Our in-house maintenance team visits each property on a regular schedule. Monthly spraying controls pests, secure bait stations prevent rodents, and regular inspections keep the property clean and in good repair. If you ever notice a maintenance issue, please let us know right away.
